Somerset Tire Services
As the largest independent company in its market, Somerset Tire Service (STS), Inc., wanted to expand its corporate campus. However, the 25 acres of land available on its site was not only located in a flood hazard area, but also contained contamination decades ago from the previous user.
During the project’s extensive site remediation, design and planning professionals, government organizations, the township, and utility companies, in collaboration with New Jersey Department of Environmental Protection, came together to remediate and rework the site. New fill replaced contaminated soil, and piles lifted the new structure entirely above the floodplain.
The facility’s design was developed in response to STS’ specific needs. KSS Architects applied innovative fire code approaches to achieve significantly greater clear heights than typical construction. The increased volume of space allowed STS to store more inventory in an efficient and effective manner. The design also implemented the latest in sustainable technologies for industrial architecture, including energy efficient lighting systems and a roof-mounted, 1.2 MW photovoltaic array that met the demands of STS’ entire corporate campus and had a payback of less than five years.
