Mixed-Use Development Princeton Forrestal Village
Mack-Cali Realty Corporation sought to reposition Forrestal Village, a mixed-use complex in Princeton, New Jersey, toward a higher end market. Strategies include: make the most of the property’s visibility from the major thoroughfare of Route 1, upgrade its retail and office spaces, and maximize the benefits of a truly mixed-use community through the addition of housing. Mack-Cali engaged KSS Architects for our extensive range of services, including master planning, interior design and tenant fit-out, existing facilities analysis, feasibility and new building studies, tenant proposal review, and marketing materials development.
KSS redefined the complex by creating synergies among its various tenants and anchor stores—grouping retailers that provide diverse but related services, such as a bridal salon, spa, fitness center, and restaurant. The reorganization of the site addresses a variety of program types, while forming physical connections between newly neighboring clients. The proposed addition of housing is designed to create a strong sense of community within the site, while forming a residential bridge to an existing, adjacent senior development.
Re-envisioned and refreshed, Forrestal Village turns to its next phase in life—bustling retail, invigorated office space, soon-to-be desirable residential neighborhood. The mixed use of the complex creates an engaging community for those who live and work there, and a lively destination for visitors.
