10Edison Warehouse

the opportunity

Located off Interstate 287 and minutes from the New Jersey Turnpike, 10Edison boasts a 900,000 SF, 40’ clear warehouse with 6,000 SF of office space, originally designed as a speculative project. A playful pattern of white formliner accentuates and adds texture to the southeast corner, while a series of copper canopies along the southern wall bring warmth to the crisp, white facade. The angle construed by the tilted south wall defines an outdoor plaza that acts as a buffer between loading docks and office space. Office spaces are bumped out at each corner and defined by large copper panels. The design motif of the copper canopies is replicated in the office fit-outs through patterning and soffits that frame interior features such as the reception desk.

our approach

While under construction, 10Edison was leased to Amazon, its large footprint perfect to accommodate two separate Amazon businesses. A 200,000 SF mezzanine was added for Amazon’s most advanced robotics teams which helps ensure timely and efficient delivery of goods across the tri-state area. KSS worked seamlessly with Amazon’s businesses, construction group, robotics group, startup team, and other consultants to integrate the ongoing building shell construction efforts with Amazon’s program to tailor the final project execution to Amazon’s specifications. A tight schedule required close collaboration from programming to design, and in the field. Standardized components were adapted and customized to satisfy expectations while maintaining the unique shell design, the construction of which was well underway upon engagement with Amazon. A true spec-to-suit development, the project stands as a model for the typology, exemplifying the value of local design vision blended with the project management of a global entity with well-defined program requirements.
