the opportunity

Innovation Park is a master-planned business park speculatively designed to attract advanced manufacturing, high-tech, and pharmaceutical end-users. Ideally located off of the New Jersey Turnpike at Exit 8, the development offers access to the largest consumer market in the United States. The master-planned business park is comprised of two buildings totaling 574,200 square feet nestled within 87 acres. Situated at the intersection of two major roadways, Innovation Park is positioned to forge connections to adjacent research and office spaces as well as neighboring residential developments via walking paths and public green spaces.

our approach

Located in East Windsor, an area known as an epicenter for pharmaceutical research and development, Innovation Park is designed with the commercialization cycle of the life science and pharmaceutical industry in mind. As such, the project features an optimal floor plate size and organization for high-tech and pharmaceutical end-users, as well as independent secured loading, increased parking, and provision for office and labs. A shared material language and iconic trellis elements tie the buildings together. Designed with careful consideration for both end-users and its relationship to the local community, Innovation Park represents a new paradigm of development that will serve as a model for future developments in New Jersey and beyond.

Master-planned business park; Building A: double-height entry, office space, 40’ clear height, 8” floor slab, 40 dock doors (expandable to 50), 317 car parking spaces, 67 trailer spaces, two 14’ x 16’ drive-in doors; Building B: 36’ clear height, 7” floor slab, office space, 20 dock doors (expandable to 30), 161 car parking spaces, two 14’ x 16’ drive-in doors
